The Services provide German-language information about property for sale in Sweden. This includes property listings, regional overviews, blog articles, and general explanations of the Swedish property market and purchase process, such as bidding procedures (budgivning), deposits (handpenning), title registration (lagfart), property inspections (besiktning), and ongoing costs and taxes.

All content is provided for general information purposes only. It is not tailored to your individual circumstances, may be simplified, and may not reflect the most recent legal, tax, or market developments. You should not rely on it as the sole basis for any decision.

3. No Brokerage or Agency Services

Nordihaus is an online information and listing platform. Nordihaus is not a real estate broker or real estate agent and does not act on behalf of buyers or sellers. In particular:

7. AI-Generated Content

The Nordi+ membership includes AI-assisted features, such as location analysis, property analysis, and the "Frag Nordi" AI advisor. These results are generated automatically using third-party AI service providers and are based on the available listing information and your input.

AI-generated content may be inaccurate, incomplete, or outdated, and may contain errors. It is provided for general information only, does not replace professional advice or your own verification, and does not constitute legal, tax, financial, or real estate advice. You should independently verify any AI-generated content before relying on it.

8. Market, Price, and Cost Information

Articles and guides on the Services may contain information about property prices, regional markets, living costs, taxes, fees, and similar topics. Nothing in this Disclaimer excludes or limits our liability for intent or gross negligence, for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded or limited under applicable law.
